Santa Clarita & The San Fernando Valley Pressure Regulator Replacement
City water can arrive at a pressure your pipes and fixtures were never meant to take. A pressure regulator steps it down. When the regulator fails, everything downstream pays for it.

Signs It Needs Looking At
Banging pipes
Water hammer when a faucet or washer valve snaps shut.
Running toilets
High pressure forces water past the fill valve.
Dripping relief valve
The water heater's relief valve weeping can be pressure, not the heater.
Burst supply lines
Braided hoses under sinks and toilets fail early under high pressure.
How We Handle Pressure Regulator Replacement
The regulator is the bell-shaped valve on the water line where it enters the house, usually right next to the main shut-off. It takes whatever pressure the street delivers and lowers it to a steady, safe level for the house.
Regulators wear out. When they do, they usually fail open, letting street pressure straight into the house. You hear it as banging pipes when a valve closes, you see it as a toilet that keeps running or a water heater relief valve that drips, and eventually you find it as a burst supply line under a sink.
A gauge on a hose bib tells you in a minute. That's why the regulator in the photo on this page has its own gauge on the line: you can read the pressure any time, not guess at it.

Pressure Regulator Replacement Questions
How do I check my house water pressure?
A pressure gauge that threads onto a hose bib costs little at any hardware store. Screw it on, open the spigot, and read it with nothing else running in the house.
Does a new pressure regulator affect my water heater?
It can. With a regulator in, the house plumbing is often a closed system, so when the heater warms the water and it expands, the pressure has nowhere to go. An expansion tank at the heater takes that up. We check for one when we replace a regulator.
What if my water pressure is too low?
A regulator can be set too low or wear out, the main shut-off can be partly closed or worn inside, and old galvanized supply pipe narrows with rust until less water gets through. A gauge on a hose bib tells you the number. Call and tell us what it reads.
