Plumbing In Palmdale
Palmdale Water District publishes hardness in grains per gallon, and its treated surface water averages 6.5: moderately hard on the USGS scale, a lot gentler than the valley to the south. Its groundwater is the wild card. The district reports anything from 1.9 to 15 grains depending on the well.
That range is why we don't sell anyone a softener before looking at the water. A house on the soft end may not need one at all; a house on the hard end will see scale in a water heater just like Santa Clarita does. The permits are simpler to describe: the City of Palmdale says plumbing work needs a building permit.
Palmdale's summers are hot and its winters can freeze, so outdoor hose bibs and exposed lines are worth a look before the first cold night. If a pipe has already split, shut the main off first, then call.

Strapped, Like Everywhere In California
State law requires new, replacement and existing home water heaters to be braced, anchored or strapped against earthquakes, and a seller has to certify to the buyer that it's done.

It Depends Which Well
Palmdale Water District's groundwater ran from 1.9 to 15 grains per gallon in its latest report, averaging 6.8. That's soft at one end and very hard at the other, so the right water treatment for a Palmdale house starts with what's actually coming out of the tap.
