Los Angeles County San Fernando Plumber

The City Inspects Before You Sell
San Fernando requires sellers to apply for a Residential Property Pre-Sale Inspection and get the report before they sell any residential property. If plumbing is on the list, that's the time to call.

Drive a few blocks and you cross from Los Angeles into San Fernando without noticing. Your plumbing notices. The water comes from the city's own wells in the Sylmar basin, not from LADWP, and it reports harder than LADWP's Valley average. Permits come from San Fernando's Building and Safety, not LADBS.
The rule people run into most is at the end of owning a house: San Fernando requires an inspection report before any residential property is sold. Leaks, a water heater that isn't strapped, a corroded gas connector: better found and fixed before the inspector's visit than after.

Three Sources Of Water
The city's water report lists its own groundwater wells in the Sylmar basin, an emergency connection to the Metropolitan Water District, and a connection to Los Angeles used only in extreme emergencies.

Hard, And The City Says So
San Fernando reports total hardness of 190 mg/L. Its own report notes that some households install softeners to cut scaling, and that hardness is a quality issue, not a safety concern.

Street Sewer Work Needs A Bonded Contractor
The city's public works page says sewer installation and repairs need a bonded sewer contractor to apply for the permit. That covers work in the public right of way; the part of the line on your lot is plumbing.

San Fernando Questions
Is San Fernando part of Los Angeles?
No. It's a separate city with its own water system and its own Building and Safety office, even though Los Angeles surrounds it.
What does San Fernando's pre-sale inspection mean for plumbing?
The city requires an inspection report before any home is sold. If the report flags plumbing, it's the seller's list to deal with, and the sooner the better.
