Plumbing, Fixtures & Water Systems

Fixed At The Cause

Most plumbing gets fixed twice because the first fix treated the symptom. A new washer on a failing valve buys you a season. A patch on old galvanized buys you less than that. Then it's back, usually at a worse hour.

Water Heater Replacement

A tank that's leaking at the base, rumbling, or running out of hot water halfway through a shower is telling you something. We replace it with a tank sized to the house and install it the way California requires.

  • Gas and electric tank heaters
  • Seismic straps, as state law requires
  • Tankless when the house and the gas line suit it

The Part You Usually Don't See

Most plumbing ends up inside a wall, under a slab or above a ceiling. So we film it. These clips are ours, straight off the camera: no stock footage, no actors.

Why JTC Plumbing

Licensed, And Easy To Check

Jacob Clare is the qualifying individual on JTC's California contractor license, CSLB #1156366, and an owner of the company. You can look the number up on the state board's site before you let anyone in your house, and you should, with anyone.

The pressure regulator in that photo is his work: a new valve, new copper, and a gauge on the line that reads the pressure. Readable, labeled, done.

Know Your Water

Hard Water Changes The Job

Most of the water across these areas is hard, and it decides how long a water heater lasts and how often a tankless needs flushing. Here's what each supplier publishes for its own water, on the USGS hardness scale.

20.7grains per gallonVery hardSCV groundwater
SCV Water's local groundwater averages 354 mg/L. It's blended with imported water that averages 160 mg/L (9.4 grains), so your tap sits somewhere between the two.
  • SCV groundwater 20.7 gpg Very hard
  • San Fernando Valley 8.6 gpg Hard LADWP's average for the San Fernando Valley and Western LA, ranging from 5.4 to 16.1 grains (2022 figures).
  • City of San Fernando 11.1 gpg Very hard San Fernando runs its own wells in the Sylmar basin and reports 190 mg/L total hardness.
  • Palmdale 6.5 gpg Moderately hard Palmdale Water District's treated surface water. Its groundwater averages 6.8 grains but runs anywhere from 1.9 to 15.
  • San Bernardino 14.2 gpg Very hard The city's groundwater averages 242 mg/L, from 130 to 330 depending on the well.
  • Bakersfield 6.1 gpg Moderately hard Cal Water's Bakersfield wells average 105 mg/L. Its surface water is softer, near 49.

Straight Answers

Questions We Get

Are you licensed?

Yes. JTC Plumbing holds California contractor license #1156366, C-36 Plumbing. You can look it up on the Contractors State License Board site, cslb.ca.gov.

What are your hours?

8 a.m. to 5 p.m., seven days a week. Call and tell us what's going on.

Do you offer emergency service?

No, not after hours. If water is pouring out, shut off the main valve where the water line comes into the house, then call us when we open. If you smell gas, leave and call your gas company from outside.

What areas do you work in?

Santa Clarita and its communities (Valencia, Saugus, Canyon Country and Newhall), Stevenson Ranch and Castaic, the San Fernando Valley including Encino, Northridge, Panorama City, North Hollywood and San Fernando, plus Palmdale, San Bernardino and Bakersfield.

Do you work on commercial buildings?

For drain line cleaning, yes: restaurant and kitchen grease lines, floor drains and building mains. For other commercial work, call and ask.

Will I know the price before you start?

Yes. We find the cause first, then give you the price, and the work starts only after you've said yes to it.
